How to avoid delays when you’re selling a property

Selling a property is a process with a lot of moving parts and delays can occur at any stage. While some delays in selling a property in Scotland can be unavoidable on your part, such as being part of a chain, or adverse changes in the property market, there are some steps that you can take to reduce the likelihood of hold-ups and keep the sale process moving smoothly.

Choose a reputable estate agent

Choose an estate agent who has a good track record of selling properties quickly and efficiently. They should have a good understanding of the local property market and be able to advise you on the best price for your property.

Hire an experienced solicitor

It is important to choose a solicitor who is experienced in property transactions and familiar with the Scottish legal system. They should also be able to communicate effectively with all parties involved in the sale.

Get your paperwork in order

Make sure that all the necessary paperwork is in order before you put your property on the market. This includes obtaining copies of any necessary planning permissions, building warrants and completion certificates and ensuring that you have located your title deeds, which may be held by a solicitor or lender. The title may be registered in the Land Register of Scotland or General Register of Sasines. There are numerous documents that need to be signed when a property is sold, some of which need to be witnessed. Ensure you don’t hold up the conveyancing process for yourself or other parties in your chain, by making yourself available to sign deeds and documents, fill out any paperwork correctly, and always return documents as quickly as possible.

Keep the property in good condition

Ensure that your property is in good condition and any necessary repairs are carried out before you put it on the market. This can help to avoid any issues arising during the survey or valuation. If the Home Report reveals any issues with the property, such as structural problems or the need for repairs, this can cause delays as these issues may need to be addressed before the sale can proceed. This can help to keep the process moving quickly, and allow as many potential buyers as possible to view the property in the shortest time. It also means parties don’t get impatient and move on from your property.

Be proactive in keeping in touch with your solicitor and estate agent regularly to ensure that the sale process is moving forward smoothly. Sometimes communication breakdown between the buyer, seller, solicitors, and estate agents can cause delays in the transaction, so it’s important to maintain good communication throughout the process to ensure a smooth and timely sale.
