The term ‘conveyancing’ refers to the legal and administrative work involved in purchasing and selling a property or transferring the title or ownership of land or buildings from one individual to another. The key elements of a transaction are as follows: – Reviewing and investigating the title to the property, raising or receiving observations, preparing documentation including the offer to sell or purchase, exchanging missives (which is the process of adjusting the terms of the conveyancing contract until the contract is finally concluded), payment of stamp duty land tax and thereafter completing title registration with the Land Register of Scotland. The process can involve complex legal considerations and therefore it is important to have specialist conveyancers helping to ensure the transaction completes as smoothly as possible.

Each transaction is unique and therefore the timescales can differ depending on the circumstances of each case. Generally, a standard transaction will complete in 6-12 weeks, however this is often dependent upon the complexity of the title, how long it takes for the mortgage offer to be issued, any other parties in the chain and more.
